FAQ about renting a portable cabin from Just Cabins

There are a number of questions that we often hear, so we have listed these below and provided you with answers. However, please don't hesitate to contact us if you have further questions.

What areas do you service?
We pretty much cover all of New Zealand. If there is not a Just Cabins franchise operating in your area, we will try to get you a cabin delivered from your nearest franchisee. E.g. Our Porirua franchisee also delivers to Kapiti Coast etc.
How big/large is it?
We have three different sizes of cabin, with the following dimensions:
  • the standard cabin is 3.6m long x 2.4m wide
  • the large size cabin is 4.2m long x 2.4m wide
  • the extra-large cabin is 4.8m long x 2.4m wide
How high are they?
You will need a 3.3m height clearance (from trees in the driveway or overhanging eaves of the house etc.)
How wide are they (for access, etc.)?
Entry access should be 2.7m wide so the cabin can be towed onto your site.
What if access is too narrow?
We can arrange for a hi-ab to lift our cabin over most obstacles (including carports, fences, retaining walls etc.)
How much room will I need?
A space reasonably level and approximately 5m x 3m is required.
How do I connect the electrical?
We supply a 15 metre long heavy duty caravan lead with your cabin. This can be plugged into any normal three pin power point in your home (or if you are building, you can use the builders pole/box). If you need a power lead longer than this, please let us know.
What electrical does it have? (Can I plug my computer in, etc?)
Each cabin has two double power points, one internal light and an exterior light.
All our cabins also come with an Electrical Warrant of Fitness, a switch board & smoke alarm (for your safety & protection).
Are they painted?
Yes, cabins come as new, fully painted inside and out.
What colours are they?
All cabins come in neutral shades (like Sisal, which is a light cream color) which look great! This way they will fit in to any environment & you can furnish to meet your style & taste. Refer to our brochure or gallery pictures.
Do we need a building consent to use our cabin as a sleep out?
In most instances you don't need a building consent. According to the department of Building & Housing, you don't need a building consent if the sleepout does not exceed 1 storey, does not exceed 10 square metres in floor area, and does not contain cooking or sanitary facilities, or a potable water supply.
However, if you are unsure, please contact your local council for clarification.
Is a bond required?
Yes, there is a bond. In some cases, you can pay this off over 2 - 3 months by adding a little extra to your weekly rent. The total amount required may vary depending on the size of cabin you hire or the region you live in. However, usually it is not more than $300, but you can check this on our pricing webpage. At the end of the hire, please ensure that the cabin is returned in excellent condition and we will refund the bond to you.
Do you deliver the cabins?(Can I collect the cabin?)
We tow the cabins to you, then set them up and level them on your site. If you want the cabin shifted (e.g. moving house) we will do this for you for a small fee.
Can I tow/move the cabins?
We need to do that for you and will do this for a fee if you need it to be moved at a future date e.g. to a different location or position.
Is there a delivery fee?
Yes there is. Delivery includes placement & leveling of your cabin. Furthermore, it also includes pickup and collection at the end of your lease. Depending on where you need the cabin delivered to, the cost may vary from as little as $150 up to $350 (in more remote areas). Do the wheels stay on?
Yes they do, just like a caravan. We just remove the drawbar, so it does not get in your way & optimises your available space.
Do they have curtains?
Yes almost all our cabins come with curtains, or they are available with curtains for a small additional price. Again please visit our pricing page for more detail.
Do they have carpet?
Yes, all our cabins come carpeted. However, if you specifically require a cabin without carpet (e.g. one of our customers wanted vinyl flooring for their dog grooming business), then contact us to see what we can arrange for you.
What are the features & benefits of your cabins?

What could I fit inside, or Would I fit a [item of furniture] inside?
You will be surprised how much you can fit in your cabin. Depending on whether you want to use your cabin as a portable office or sleepout, we have a range of floor plans showing examples of furniture layouts which could include: one or more office desks, filing cabinets or single, double or queen bed, chest of drawers, etc. Depending on what you want to fit in your cabin, will determine the size cabin that will best fit your needs.
I was going to get a caravan - what is the difference?
See our webpage on why our cabins are better than a hiring a caravan. Some of the benefits of renting a cabin vs a caravan include:
  • Full head height - no bending over
  • Fully insulated
  • Less condensation
  • Plenty of room to move - no unnecessary kitchen units or pokie bathrooms etc.

Is there a minimum rental period?
In many cases, yes, there is. However, each franchise area has some flexibility to decide what their minimum rental period is. Often cabins are available for short term rental for a higher weekly rate.
What do I do when I want to end my cabin rental?
As long as you keep paying your rent, you can keep your cabin as long as you like. So, in fact your cabin lease will never expire.
However, if you no longer need your cabin and you want to return it, then, as long as you have completed your minimum rental period (which is agreed when you first take delivery of the cabin), you only need to give 4 weeks written notice.
Is there a fee to pick it up and take it away?
No. When you end your lease, we will come and collect your cabin from you & provided you have returned it in a clean & undamaged condition, we will refund you your bond.
When can you deliver one to me?
We generally have cabins available at all times, so the answer should be "When do you want it?". However, please phone us on 0800-587822 (0800 JUST CABINS) or contact us online & we will be able to confirm availability. We always try to have spare cabins in stock. However, sometimes we just can't keep up with demand for our cabins.
Therefore, the more notice you give us, the better we can ensure that we can meet your needs (e.g. provide you with your preferred cabin size) on the date you need it.
What do I need to do to order a cabin?
It's very easy, you can order your cabin online - just click here to start our Rental application form. Select where you want the cabin delivered, then complete your details and submit to us. We will contact you to confirm the delivery time & date. It's that simple.
